Maintenance Mechanic

GENERAL DESCRIPTION:
Under the direction of the Maintenance Supervisor and in cooperation with the Lead Maintenance
Mechanic, repairs and maintains equipment and property.
ESSENTIALS OF JOB:
1. Performs mechanical, electrical, HVAC, plumbing, cleaning, and pool maintenance and
repair activities related to the facilities and equipment of BCS as assigned.

2. Performs minor repairs of property and equipment as assigned. (frequently)
3. Prepares reports as requested by Vice President, Maintenance Supervisor, and/or Director
of Facility Services, including, but not limited to, equipment reports. (frequently)
4. Assists in major property or equipment repairs, and reports any repairs that require
outside assistance to Lead Mechanic. (frequently)
5. Performs preventative maintenance on property and equipment; documents services
rendered. (frequently)
6. Must be able to operate the MicroMain handhelds and implement PM process.

7. Performs proper pool chemical checks and maintain pools and hot tubs on a
daily/weekly/monthly/seasonal basis, including proper backwash and weekly basket
cleaning procedures. (constantly)
8. Maintains outdoor pools during off-season (backwash, brushing, cleaning). (frequently)
9. Assists Lead Mechanic to order and maintain inventory of mechanical, electrical, HVAC,
plumbing, and pool maintenance chemicals, parts, and supplies. (frequently)
10. Must post and maintain proper operational instructions, guidelines, signage, and labeling
in all mechanical, pool, and spa pump rooms, including proper posting of all SDS safety
sheets. (occasionally)
11. Must immediately report all dysfunctions beyond personal skill-set or experience and that
impacts operational services to the Lead Maintenance Mechanic, the Director of Facility
Services, and ATC General Manager. (occasionally)

12. Must communicate effectively, regularly, accurately, and systematically with all ATC
staff and members, including coordination of all maintenance activities that impact
operational services with the Lead Maintenance Mechanic, the Director of Facility
Services, and ATC General Manager before scheduling or beginning activities.

13. Ensures sound fiscal management of resources and maintains proper documentation of all
expenditures. Must have supervisory approval for all expenditures over $100 and for the
use of outside vendors needed to perform maintenance activities on facilities. (frequently)
14. Must be able to commit the time necessary from an attendance and punctuality standpoint
to accomplish the above specified Essentials of Job. (constantly)

MINIMUM REQUIREMENTS:
EDUCATION: Two years of related maintenance experience. Must be able to read, write and
speak English.
SKILLS: Ability to read schematics and blueprints. Ability to work independently without
constant supervision. Ability to use electrical testing equipment. Must be able to follow written
and verbal instructions. Must be able to exhibit basic troubleshooting techniques on electrical
and electronic equipment. Must be able to work cohesively with peers and other staff members.
Must understand and perform basic plumbing skills.
PHYSICAL/SPECIAL DEMANDS:
1. Visual acuity to read instructions.
2. Sit, walk and stand for 8 hours.
3. Must be able to work in tight places, under lavatory cabinets, kitchen cabinets, access
panels, climb ladders, heights, roofs, through and between piping systems.

4. Must lift or move more than 100 lbs. with assistance, occasionally; up to 100 lbs.,
occasionally; 50 lbs., frequently.
5. Must be able to bend, stoop, crawl through small areas, etc. for long periods of time.
6. Must be able to reach floor level to six feet from the floor.
7. Due to on-call status, a telephone or equivalent is required.
8. Must be able to wear a respirator.
9. Must be willing to endure any and all weather conditions when work outside is a
necessity.
